A client purchased the buildings which were home to an urban medical school. They received rent rolls from the prior owner, but there were discrepancies; it was unclear if the buildings total 1,100,000 sf or 1,230,000 sf.
Our team was able to categorize and parse the uses, leases, and aggregate the building areas applying BOMA standards. The result was a spreadsheet of every lease component, core factor and use. In addition, we were able to justify and confirm that the buildings totaled over 1,500,000 sf of space resulting in an overnight valuation increase in excess of $60,000,000.
The next step was to complete an accessibility survey to put in place a plan to make the medical school building compliant with laws instituted in the 1990’s.
The next step was is review the aesthetic of the building and propose was to make it more desirable and attractive as a place to study medicine using current technologies and study tools.
