I recently overheard someone ask “Why are they building another shopping center when there are several in the area half full or empty?” This is a very good question, one that the little tree hugger sitting on my shoulder often struggles with. Why are there some shopping centers & malls empty while others are springing to life??
Location, Location, Location: Shopping Centers are buildings that serve society’s general needs, and no one wants to drive out of their way for these needs. When that new bypass is completed, or a huge housing complex is built, the identity of our neighborhood evolves and disturbs the balance of product supply to demand.
Management: A building’s success often depends upon the individuals running it. If you have ever walked into a mall and felt like you stepped into a time machine, it may be due to poor management. When dealing with commercial properties many of the tenants have businesses throughout the region if not the entire country. For their business to be successful it needs to be where people go. Customers are attracted to the new centers in town because the experience is different and its tenants are often new businesses to the area. If the shopping center has aged without renovation, customers subconsciously feel as though the products or services provided in that center are aged as well.
Design: The success of a building can also be determined by its creators. If a building is built on a very low budget, or an accelerated construction schedule the physical outcome can be disastrous. Roof leaks, water infiltration, accessibility issues, poor heating and cooling can be a plague for a shopping center.
So back to the question, “Why are they building another shopping center when there are several in the area half full or empty?” Because new homes, offices and infrastructure that were built nearby. Or possibly because the surrounding town centers have become dated like stale bread. Is it worth it? It certainly is if its providing for the needs of society.
